How much does a patio cost?

Between £190 and £260 per square metre, fitted. Here is how that's built.

The breakdown

Six lines.
That's the whole quote.

Five known, one variable. Once you've seen these, the rest of the website is just applying them to your garden.

  1. 01

    Materials

A curated trade range across porcelain and natural stone — entry-level to premium, picked so there's an honest option at every budget. We always order 10% over your square meterage to cover cuts and breakages — itemised on the written quote so you can see exactly what's been added.

    £25 – £80 / m²
  2. 02

    Ground preparation

Dig-out to formation, geotextile membrane, and a minimum 100mm of MOT Type 1 sub-base compacted in layers — the foundation BS 7533-101:2021 sets out for a domestic, pedestrian patio.

    £40 / m²
  3. 03

    Installation

Two-person team, salaried not subbied, around 5 working days for an average 30m² patio. Laid full-bed on a 40–50mm mortar bed with a primer slurry and joints fully filled — the workmanship the BS 7533 series calls for.

    £75 / m²
  4. 04

    Waste removal

Skip, tip or grab hire — whichever suits the site. However we do it, the waste leaves with us, not left for you to deal with.

    £20 / m²
  5. 05

    Site conditions

Steps, drainage, restricted access, awkward subsoil. We won't know until we walk it.

    0 – 15%
  6. 06

    VAT

We're VAT registered. Most one-man bands aren't, which is part of why their headline number can look lower.

    20%

Every patio we lay is built to the current British Standards for modular paving. Most of the gap between our quote and a cheaper one sits below the slab — sub-base depth, the full mortar bed, the detail — the bits the British Standards are written about, and the bits a quick eye on the finished patio will never see.

A new-build garden with a freshly laid patio replacing the original concrete slab

For new-build owners

The little concrete square the developer left you, replaced.

Most new builds come with a small patch of concrete slabs outside the back door — the developer's idea of a patio. Usually 6 to 10 square metres, often laid straight onto sand, almost never level. We lift the lot and replace it with something the size you actually wanted, in a material you actually chose — and we don't tend to keep people waiting.

The visit

The same person who walks your garden builds it.

One van. One installer. You meet Ian at the visit, and Ian is who you'll see every morning until it's done.
